The first scheme is now underway in Margate, Kent, chosen for its strategic proximity to London, excellent transport links, and access to European markets.
Developed by London-based firm Yeats, Engine Works Margate will deliver 59 high-specification commercial units ranging from 1,500 to 5,000 sq ft. Designed as an “e-commerce 3.0 facility”, the hub is tailored for online sellers, e-commerce operators, and growing SMEs, while also offering flexible space for uses such as gyms and remote-working environments.
Units will be available to both purchase and rent, with local agent Breadings Estate Agents appointed to handle sales and leasing.

According to Yeats, the Margate scheme is already attracting a “healthy pipeline of enquiries”, with units offering investors potential returns in excess of 7%.
Molloy, who founded Aldgate Developments in 2007 and built a strong track record delivering major projects in London’s financial district, is also the founder and CEO of Echelon Data Centres, one of Europe’s fastest-growing operators with facilities serving global tech leaders including Amazon and TikTok.
